These Terms and Conditions (“Terms”) apply to all pest control, mice and rat control, termite, stinging insect, and humane wildlife removal services provided by Arterix Pest Control LLC in Maryland, Washington, DC, and Northern Virginia. Please read them carefully. By scheduling, accepting, or paying for services, you agree to these Terms.
1.1 “Company,” “we,” “us,” or “our” means Arterix Pest Control LLC, including its brands Arterix Mice & Rat Control, Arterix Humane Wildlife Removal, and The Beekeepers (stinging insects).
1.2 “Customer,” “you,” or “your” means the person or entity requesting or receiving services, and who is the owner of the Property or is authorized by the owner to request services.
1.3 “Property” means the home, building, structure, or land where services are performed.
1.4 “Services” means the inspections, treatments, follow-up visits, exclusion work, removal, and related work described in your estimate, invoice, or Written Agreement.
1.5 “Written Agreement” means the service agreement, estimate, work order, or invoice issued by the Company for your specific Services, including any guarantee terms stated in it.
1.6 Order of precedence. If these Terms conflict with your Written Agreement, the Written Agreement controls for the Services it covers. Website content, advertising, phone conversations, and FAQs are general information only and do not change the Written Agreement.
2.1 Arterix Pest Control LLC is an owner-operated company led by Art Stepanyan. Our approach is built on giving customers peace of mind through clear communication, careful work, and honest recommendations.
2.2 The Company is licensed where required. License numbers: Maryland 29898 | Virginia 12539 | Washington, DC 10065.
2.3 Our phones are answered 24 hours a day. Field services are performed by appointment only. Answering the phone at any hour does not mean a technician is available for same-day or after-hours field service.
3.1 General. The Services you receive are those described in your Written Agreement. Anything not described there is not included unless we agree to it in writing.
3.2 Service lines. Depending on your needs, Services may include:
3.3 Inspections. Some Services, including rats inside homes and termite work, begin with an inspection so we can recommend an appropriate plan and give an accurate quote. Phone consultations are available, but a final scope and price may depend on what we find on site.
3.4 Commercial limitation. We do not provide mice or rat control services for restaurants.
3.5 Results. Pest activity depends on many factors outside our control, including weather, neighboring properties, construction, sanitation, moisture, and structural conditions. We do not guarantee that pests will never return. Our obligations are limited to the Services and any guarantee stated in your Written Agreement.
Prices below reflect our standard programs at the time these Terms were published. Your Written Agreement or invoice states the price that applies to you. Prices may vary by Property size, complexity, and level of infestation.
Rat services start with an inspection (a phone consultation may be offered first). Pricing is quoted based on the size of the home, complexity, and level of infestation, and typically starts at approximately $800 or more. Mice and rat treatments carry a 1-year guarantee from the second treatment, as stated in your Written Agreement.
Ant treatments carry a 6-month guarantee starting from the date of the second treatment, as stated in your Written Agreement.
Termite plans, prices, and guarantees are stated in the Written Agreement for the specific termite plan you purchase. See Section 7.4.
These Services are quoted individually based on the species, location, access, and work required.
General pest control services do not require a binding long-term contract. Program-based Services (such as the mice program or a termite plan) are governed by the terms of their Written Agreement.
5.1 Payment is due as stated in your Written Agreement or invoice. For the standard mice program, payment is due in full at the first treatment.
5.2 We accept the payment methods listed on your invoice.
5.3 Unpaid balances may result in suspension of Services and of any guarantee until the account is paid in full. Any late fee, returned-payment fee, or collection cost, if one applies, is stated in your Written Agreement or confirmed by our office.
5.4 Quotes are valid for the period stated on the quote. If none is stated, quotes are valid for 30 days.
6.1 Appointments. Services are performed by appointment. Arrival times are estimates and may be affected by traffic, weather, or emergencies.
6.2 Access. You agree to provide safe, clear access to all areas needing service, including attics, crawl spaces, basements, garages, and the exterior. An adult (18 or older) authorized to approve the work should be present unless we agree otherwise.
6.3 Unsafe conditions. Our technician may decline or stop work if conditions are unsafe, including aggressive animals, hazardous materials, structural hazards, or threatening behavior.
6.4 Cancellation and rescheduling. Please give us at least 24 hours’ notice to cancel or reschedule. Any trip charge or missed-appointment fee, if one applies, is stated in your Written Agreement or confirmed by our office.
6.5 Missed follow-up visits. Program Services depend on follow-up visits happening on schedule. If you miss, delay, or decline a scheduled follow-up visit, the guarantee may be affected or voided as stated in your Written Agreement.
7.1 The Written Agreement controls. Every guarantee is subject to the conditions, exclusions, and time periods in your Written Agreement. If any summary in these Terms, on our website, or given by phone differs from your Written Agreement, the Written Agreement controls.
7.2 Mice and rat control. 1-year guarantee starting from the date of the second treatment. If covered activity returns during the guarantee period, we will return and re-treat at no additional charge for the covered service, as stated in your Written Agreement. The Winter Renegade program has a shorter coverage period ending in the spring.
7.3 Ant control. 6-month guarantee starting from the date of the second treatment.
7.4 Termite services. Termite guarantee terms depend on the specific termite plan purchased and are stated only in your written termite agreement. Where your written termite agreement provides it, our termite guarantee includes repair of termite damage for up to 10 years if live, active termites are found, plus chemical re-treatments, subject to the conditions, limits, and exclusions stated in that agreement. Some termite plans may instead carry a different term, renewal, or transfer option as specified in your written agreement. Your written termite agreement controls in all cases.
7.5 Conditions for all guarantees. Guarantees apply only if:
7.6 Exclusions. Unless your Written Agreement states otherwise, guarantees do not cover:
7.7 No other warranties. Except for the guarantees expressly stated in your Written Agreement, and to the extent permitted by law, the Company makes no other warranties, express or implied.
8.1 EPA-registered products. We use EPA-registered products and apply them according to label directions, as required by federal law. Applications are made in compliance with applicable state and local regulations.
8.2 Your safety information. Please tell us before service about anyone at the Property who is pregnant, an infant, elderly, or has allergies, asthma, chemical sensitivities, or other health conditions, and about pets, fish tanks, gardens, wells, or water sources near treatment areas.
8.3 Following instructions. You agree to follow the pre- and post-treatment instructions we provide, including how long people and pets should stay out of treated areas, and to keep children and pets away from bait stations and treated areas.
8.4 Product information. Product labels and safety data sheets are available upon request.
8.5 Bait stations. Bait stations placed by the Company are tamper-resistant and remain in place as part of the program. Do not open, move, or remove them.
9.1 Our sealing and exclusion work is limited to accessible entry openings as described in your Written Agreement.
9.2 Major structural repairs — including roofing, siding, foundation, masonry, soffit, fascia, framing, and carpentry repairs — are not included and should be performed by your own licensed contractor. We can point out conditions we observe, but we are not a general contractor or home inspector.
9.3 Some openings may be hidden, inaccessible, or created after our visit. We cannot guarantee that every possible entry point has been identified or sealed.
9.4 Our inspection is limited to visible and accessible areas. We do not move furniture or stored items, remove finished walls, ceilings, or flooring, or open sealed spaces unless agreed in writing.
10.1 Arterix Humane Wildlife Removal provides humane wildlife removal. We are not a government animal control agency.
10.2 Wildlife Services are performed in accordance with applicable federal, state, and local wildlife laws and regulations in Maryland, Washington, DC, and Virginia. Some species are protected, and some methods, seasons, or relocation options may be restricted by law.
10.3 Where appropriate and permitted, we use humane methods such as one-way exclusion devices. Removal timelines can vary depending on animal behavior, the presence of young, weather, and legal restrictions.
10.4 Disposal, relocation, or release of animals is handled according to applicable law. We cannot guarantee a specific outcome for any individual animal.
10.5 Cleanup of animal waste, damaged insulation, and repairs to animal damage are not included unless stated in your Written Agreement.
11.1 Stinging insect Services are provided under The Beekeepers brand (beeremoval.us). Services and methods depend on the species, location of the nest or colony, and access.
11.2 Stinging insects can be dangerous. You must keep yourself, others, and pets away from the work area during service and follow our instructions afterward. Tell us in advance if anyone at the Property has a known allergy to stings.
11.3 Removal of comb, honey, or nest material from inside walls or structures, and related repairs, are not included unless stated in your Written Agreement.
You agree to:
Sanitation, access, and Property conditions directly affect results. Failure to meet these responsibilities may limit or void a guarantee.
13.1 We may take photos or video of the Property during inspections and service to document conditions, pest activity, entry points, and our work, and to support your service records and any guarantee claim.
13.2 We will not use images that identify you, your address, or the interior of your home for marketing without your permission.
14.1 To the fullest extent permitted by law, the Company is not liable for indirect, incidental, special, or consequential damages, including loss of use, lost profits, or emotional distress, arising from the Services.
14.2 The Company is not responsible for damage caused by pests (except as expressly provided in a written termite agreement), for pre-existing conditions, or for conditions in areas we could not access.
14.3 To the fullest extent permitted by law, the Company’s total liability for any claim relating to the Services is limited to the amount you paid for the specific Services giving rise to the claim, except where your Written Agreement expressly provides otherwise (such as termite damage repair coverage).
14.4 Nothing in these Terms limits liability that cannot be limited under applicable law, including liability for gross negligence or willful misconduct, or any rights you have under consumer protection laws.
The Company maintains business insurance appropriate to its operations. A certificate of insurance can be provided upon request for commercial accounts or property managers. Specific coverage types are confirmed by our office on request.
We collect and use your personal information to schedule, perform, and bill for Services and to communicate with you. Please see our Privacy Policy for details.
17.1 Talk to us first. If you have a concern, please contact us at 800-496-2337. We will work with you in good faith to resolve it. You agree to give us written notice of the issue and at least 30 days to resolve it before starting any formal proceeding.
17.2 Courts. If a dispute is not resolved informally, it will be decided in the state courts located in Montgomery County, Maryland, or the federal court with jurisdiction over that county, and both parties consent to that venue, except where applicable law gives you the right to bring a claim elsewhere. Either party may bring a qualifying claim in small claims court.
These Terms are governed by the laws of the State of Maryland, without regard to conflict-of-law rules. Services performed in Washington, DC or Virginia are also performed in compliance with the laws and regulations that apply in those jurisdictions.
If any part of these Terms is found unenforceable, the remaining parts will stay in full effect, and the unenforceable part will be enforced to the maximum extent permitted.
We may update these Terms from time to time. The version posted on our website on the date of your Service applies to that Service. Changes do not reduce a guarantee already stated in your signed or issued Written Agreement.
These Terms, together with your Written Agreement, make up the entire agreement between you and the Company for the Services. If they conflict, the Written Agreement controls.
